Job Responsibilities

The Senior Groundskeeper will perform light maintenance for common areas of the property including but not limited to, landscaping, light snow removal, exterior lighting, and playground equipment. This position will work directly with the Community Association Manager, and third-party vendors to identify potential concerns proactively address maintenance and upkeep while providing exceptional customer service.

Essential Duties & Responsibilities

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.

  • Work with the Community Association Manager daily for needs of the community and to report any new maintenance concerns. Collaborating with the Community Association Manager to continue to maintain, improve and beautify the Jonathan property.

  • Must maintain regular and punctual attendance to required shifts, meetings, trainings, and related employment engagements to support position responsibilities and duties. Any alterations to required schedule must be reviewed and approved, in advance by your supervisor.
  • Identify maintenance and cleanup needs of common areas.
  • ·Respond to and close out work orders in a timely manner.

Maintenance of Common Areas: Daily Maintenance:

  • Daily drive through of the property to assess the conditions and any problems that need to be addressed and brought to the attention of the Community Association Manager
  • Remove Trash and litter from all areas within the common areas of the Jonathan Association.
  • Clear and trim brush, shrubs, and trees
  • Water trees and grass as needed/directed
  • Tree maintenance – oversee tree projects with designated vendor and Community Association Manager
  • Tree trimming and keeping all tree branches free and clear for walking distance on all sidewalks and boulevards.
  • Treat and/or remove weeds or other hazardous material
  • Maintain trails, free and clear of branches, debris, and spray for weeds.
  • Painting of any outdoor equipment; picnic tables, mail stations, bus stations and any other painting designated by Community Association Manager
  • Trail maintenance: Clear trails in the event of a storm
  • Mail stations/bus shelters: clear area in the event of a storm
  • Karen House office: clear walkways in the event of a storm
  • Community gardens: Oversee opening and closing of the community gardens

Work Orders

  • Complete maintenance service requests, document the status of each request and ensure the appropriate follow-through occurs and the deadlines are being met
  • Doggy Pots and trash areas Mondays, Wednesdays, and Fridays
  • Empty Garbage
  • Replenish plastic bags
  • Repair/Replace stations as needed

Neighborhood signage/Mail/Bus Stations

  • Regular Maintenance including clean, repair & paint
  • Advise what maintenance needs to be suggested or completed to Community Association manager-

Events

  • Prepare trail for 4th of July Fun Run Marathon, set up/clean up for the event
  • Spring and Fall clean up collaboration with vendor
  • Cocoa & Coasting set up/clean up

Tot Lots

  • Inspect and maintain playground equipment
  • Power wash equipment
  • Pick up litter and trash
  • Remove graffiti
  • Add/remove ground cover
  • Treat weeds & remove if necessary
  • Other work as needed to provide a safe, child friendly environment

Equipment/Barn

  • Inspect and maintain equipment as needed (truck, golf cart, bobcat, small engine equipment)
  • Label and store all chemicals
  • Maintain inventory of items in garage
  • Maintain a clean shop and organized
  • Document maintenance concerns that may lead to building maintenance trends. Maintain a report with current and previous concerns and projects and share with the Community Association Manager
  • Maintain small equipment
  • Provide event setup and takedown for multiple community events throughout the year.
  • Conduct an annual inventory of physical assets.
  • Develop and maintain relationships with approved vendors, collaborate with Community Association Manager to propose new vendors, and update the established vendor list for the Association.
  • Work directly with the Community Association Manager to meet and exceed the needs of the Jonathan
  • Follow safety procedures and maintain a safe work environment.
  • Perform any additional duties as assigned by the Community Association Manager.

Additional Duties & Responsibilities

  • Must be organized and detail orientated able to see outside of the box
  • Always conduct business with the highest standards of personal, professional, and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management Company and Community Association Manager.
  • Perform any range of special projects, tasks and other related duties as assigned.

Supervisory Responsibility

Possible part-time employee in summer months.

Education & Experience

  • ·High School Diploma
  • ·A minimum of 1 year of grounds keeping work experience including the safe operation of bobcat, trimmers, snow removal equipment and similar equipment
  • Experience in maintaining playground equipment
  • Excel, Outlook, and Word experience

Knowledge, Skills & Proficiencies

  • Mechanical aptitude
  • ·Excellent people and communication skills with knowledge of customer service principles and practices
  • Preference to work outdoors, moderate construction skills, able to operate snow removal equipment including Bobcat, able to operate landscaping equipment including mowers and leaf blowers.

Physical Requirements / Working Environment

  • A majority of the work is performed outdoors; must be able to work in varied weather conditions.
  • Must be comfortable working on ladders.
  • Must be comfortable working with maintenance equipment including but not limited to: Bobcat, snow broom/blowers, lawn mowers, leaf blowers, and general power tools.
  • Able to perform manual labor such as shoveling, planting, hand watering.
  • Ability to lift to 30 lbs. following appropriate safely procedures.
  • Being able to work in various positions, including but not limited to bending over, stooping, squatting, kneeling, and standing for extended periods of time
  • Walking the property. Ability to navigate the property quickly and easily as required to meet the job functions.
  • Repeat various motions with the wrists, hands, and fingers. Reaching with hands and arms.
  • Walk and climb stairs

Travel

Travel is local and may be necessary for trainings or meetings in the Twin Cities metro area.

Job Type: Full-time

Pay: $65,000.00 - $70,000.00 per year
